TIPS
FOR SELLERS For a less Stressful Home Inspection Provided by: Craftsman Home Inspection We
at Craftsman Home Inspection assure you we will treat your property with the
utmost respect, and will do our best to have you find your home after the
inspection exactly as you left it. You,
the seller, can make this process smoother for everyone if you follow some basic
guidelines. Whether
or not you choose to be present during the inspection is your choice; it is your
house. If you do choose to be
present, we remind you that we work for the buyer and we cannot discuss any
aspect of the inspection with anyone except our client without permission.
Please don’t ask us “how did it go?” We simply can’t discuss our
inspection findings. Please
be sure to have heat, electricity and water and all pilot lights turned on. We
will need to have clear access to: ·
The attic (if you have one) ·
The basement and/or crawlspace ·
The heating plant and the controls ·
The water heater ·
The electric panel(s) ·
Outbuildings that are to be inspected Any
area or system we are unable to inspect creates an unknown, which may cause your
buyer to have doubts and concerns, which could complicate or delay your sale. If
you need to remove clothes from a closet to give us access to an attic and to
protect them from any debris from the attic, we as that you do so before the
inspection. We d not remove hatches
or panels that are nailed in place. Please
have all hatches accessible for the inspection.
If any debris falls from a hatch, we will try to scoop it up, but
planning ahead helps prevent messes. We
will be operating all appliances that are included in the sale. Please have
washer/dryer and dishwasher empty if we are to inspect them. If
you plan to be out during the inspection and leave pets’ home, please leave
them under someone’s control. We
move in and out during an inspection and cannot be responsible for their
whereabouts. If
we are testing for radon, all doors and windows need to be closed, except for
normal comings and goings, for 12 hours prior to the test and during the test
time which needs to be at least 48 hours. If
you have a tenant in the property, please be sure they are informed of the date
and time of the inspection. We need
full and complete access to the entire house during the inspection.
We normally give the buyer an estimate of on-site time so you can plan. We
